Vegan Restaurant on Hatboro's "Restaurant Row"

Located on Hatboro's Main Street, LUHV offers eat-in, take-out and wholesale Vegan foods.

Opened originally as a commercial kitchen, this Vegan food start-up re-purposed a vacant restaurant as a Vegan Cafe to test new menu items to be sold to specialty grocery stores within the region.

The property owner and the Borough worked collaboratively with the owners from fit-out to financing, marketing, grand opening ceremonies.

Some very specialized zoning and code considerations were required to fit pets.

The Perfect Touch Nail Salon located on Hatboro's Main Street grew from the owner's family connection to the community, they own a small restaurant around the corner.

The shop was completely re-fitted and styled to compete in the Hatboro market.

Specializing in custom designs and comfort, it is a relaxing respite.


Hatboro Federal Savings - Donates $5,000 to Main Street Hatboro

Hatboro Federal Savings is a $500 million dollar community bank headquartered in Hatboro's town center district.

The bank donates approximately $300,000 per year to local school districts, Hatboro YMCA, Hatboro's Union Library and many other community organizations.

New Britain Borough has a median age of 27, so this Verizon store location is a perfect to meet the needs of millennials and the 3,000 students, faculty and staff at Delaware Valley University which is located within the Borough.


Chimayo Gallery - Grand Re-Opening, Expansion - Perkasie 

IMG 6383Chimayo Gallery, a specialty gift shop and art gallery, has flourished in Perkasie. A unique opportunity presented itself as a beautiful storefront opened up along on 7th Street within the Town Center District. This location was larger than their former retail space which they shared with Sisters U, a women's organization, and both tenants were crowding each other out as both successfully have grown.

A key to Chimayo's success has been the creation of events within their beautiful space that includes Adult Painting, children's art programs, community fundraisers and more. They have a full itinerary of events and activities which keep the space full and engaged with the community.


Main Street Hatboro's 10th Annual Model Train Show Raises $4,000 for Hatboro 

The Train Show to date has raised over $50,000 for community improvements

DSC 2768The Main Street Hatboro Annual Model Train Show is an annual Hatboro Holiday tradition. It draws over 1,000 model train enthusiasts, collectors and families.

The Model Train Show Committee and the Main Street Hatboro Board of Directors work throughout the year to plan and manage this timeless event. Funds are used for special community projects, historic restoration, Main Street improvements and more.

Perkasie is not located on any major thoroughfare.

Where is Perkasie? Part of Perkasie's charm is that it is an untouched Victorian community. The challenge for Town Center businesses is drawing enough foot traffic to its stores. As Perkasie is rebuilding its Town Center District it is important to help visitors find the town. 

Way finding signs were found, paid for ten years ago, in the basement of the local sign shop. The signs were then strategically placed along Route 313 guiding motorists to Perkasie.



Dunkin Donuts - New Business - Perkasie, PA

Vacant medical office on key commercial corner entering Perkasie Borough. Assisted realtor and developer in moving project from sale through renovation and zoning to grand opening.

A national coffee chain was the number one request from residents in developing the Borough's New Comprehensive Plan for the community.

The site is situated at a signalized light between the Upper Bucks County Community College Campus and Pennridge High School's Education Campus and Stadium.

Antique and Unique Home Furnishings - Grand Opening

This store was formerly a pet shop and had passed through to new ownership to two young college students. They closed the business in December.

We persuaded the property owner to hire a commercial realtor to list the space. Working closely with the realtor we found a new tenant and guided them through the process of opening a new business.

Gourmet Italian restaurant and pizza shop

Located in one of Perkasie's two shopping centers, this location had been vacant for over two years. Its owners, a husband and wife team, had previously been partners in a high-end Italian restaurant in Peddler's Village. They were friends of the former restaurant owners in this location who had moved their restaurant business to Collegeville.

In a marketing survey performed while updating Perkasie's Comprehensive Plan it was found that two-thirds of Perkasie residents were going outside of the Borough and spending over $10 million per year in doing so. There was a huge pent up demand for dining.

Pomodorino's food is excellent, patrons wait most evenings.

Town Center revitalization of anchor restaurant. This 8,000 sq/ft building was completely renovated inside and out.

Located in the heart of Hatboro, this new restaurant boasts a new menu, younger demographic and center city style.

Main Street Hatboro's efforts over the past five years have created a high commercial occupancy rate and influx of millennials. The millennials take advantage of of Hatboro's walkable town and access to its train station.

New Britain Borough's greatest asset is Delaware Valley University founded in 1895. The University has 700 employees, 2,100 students and an annual budget of $58 million dollars.

The Borough's economic development initiative has proactively seeded its future by creating a University Village -Mixed Use Overlay District to promote the creation of a college town on what was once a drive through community.
